The incorporated area of the City of Gowrie is divided into
five (5) classes of districts. The use, heights, and area
regulations are uniform in each class of district, and said
districts are known as:
“A” Agriculture
“R-1” Residential District
“R-2” Residential District
“C” Commercial and Light Industry District
“I” Industrial District
The “R-1” residential district is designed to
provide area of low density single-family housing. The following
minimum requirement shall be observed in the “R-1”
district:

Not more than three (3) buildings may be located on any lot,
provided, however, that the third building erected shall have
not more than one hundred twenty (120) square feet in size.
The following height regulations are applicable in “R-1”
districts:
- Principal Uses. Three (3) stories or forty (40) feet,
whichever is lower.
- Accessory Uses. One (1) story or eighteen (18) feet,
whichever is lower.
The “R-2” residential district is designed to
provide area medium density housing and for transitional uses.
Permitted principal uses include any use permitted in “R-1”,
two-family dwellings, and multiple family dwellings.
The following minimum requirements shall be observed in the
“R-2” residential district:
